There are some differences between the MAC addresses on the 1st & 2nd generation Eeros, as well as the beacons. If you have a 2nd generation Eero, try replacing the last two digits with '12', and if you have a beacon try replacing the last digit with 'b'.
If all else fails, you can look up your connected device’s IP or MAC address and compare it to the device addresses listed in the eero app. This information can usually be found in the Wi-Fi or network settings of your client device.

I tried Jacob's suggestion and two of my Eero units are showing the IP I assign to it. However, another Eero didn't. I poked around and discovered this.. whether it's true or not, but it's working for me. Mac app install stuck windows. The last two values you need to replace may or may not be '12'. It's the 2 values before '/64' on the Eero's IP page under IPv6 that determine the values you need to replace.
